Do I need to do anything to prepare the land?

Will I have to deal with a lot of paperwork?

What kinds of lands do you buy?

Do you buy landlocked parcels with no road access?

Our focus is vacant land, but if your parcel has a small structure — a shed, an old cabin, a barn — reach out anyway. We review it on a case-by-case basis.

What if the land has environmental issues or wetlands?

We still review it. Environmental or wetland constraints affect value but don't automatically disqualify a parcel. Share the details and we'll let you know where we land.

Legal & Paperwork

Do I need a real estate attorney?

You're welcome to involve one if it gives you peace of mind, but it's not required. The title company acts as a neutral party and reviews all documents. Many of our sellers close without an attorney.

What if the land is in a trust or estate?

We work with inherited land, estate sales, and trust-owned properties regularly. It adds a few steps to the process but we're experienced with it. Just let us know the situation when you submit your info.

Wat if there or multiple owners on the deed?

All owners on the deed will need to sign the purchase agreement and deed at closing. We can accommodate this — just let us know upfront so we can account for it in the timeline.

Do I need a current survey of the property?

Not necessarily. We often proceed using existing legal descriptions and county records. If a new survey is needed, we'll let you know — and in most cases we cover that cost ourselves.
